The Moscow Affordable Housing Trust will break ground the week of June 20 to construct a new single family house. The house will be located at 306 E Morton St. in Moscow. Spurgeon Construction will be the General Contractor. Completion is anticipated by the end of the year.
“This is exciting, it’s the second house for the Trust, and our first new construction project,” said Nils Peterson, Executive Director. Last Fall the City of Moscow provided a grant to the Trust to purchase the lot. “We appreciate the bootstrapping help,” said Peterson, “Our long range goal is to build up our capital to become self-sustaining.”
“Moscow has a limited supply of affordable houses. It is the mission of the Trust to expand that supply.,” said Karl Johnson, President of the Board for the Trust. “Latah County has the fifth most expensive housing market in Idaho. Only the resort communities around Sun Valley, Tetons, McCall, and Sandpoint are higher. When you compare our median wage to the housing prices, we jump up to number three least affordable.”
The house will have two bedrooms, Peterson calls it a “starter home.” “Not every family will fit this house, and some will outgrow it, but we know buyers need to start somewhere,” said Peterson. “We found a flat lot which allows us to create an ADA accessible house, which we think is an important additional feature,” said Peterson, “The Trust is committed to being as inclusive as possible.”
The house will be sold thru Team Idaho Real Estate. “I know they are eager to get it listed,” said Peterson, “I’ve never sold a house while it’s under construction, it make take a month to get it listed, but we are anxious to get in on the market.” Potential buyers can learn more about the Trust and the requirements to be a buyer online at MoscowHousingTrust.org/buyers.
